Adelaide’s skyline has a striking new addition. Rising 38 floors above the corner of Grote Street and Penaluna Place, adjacent to the Central Market Arcade, Victoria Tower Adelaide (VTA) is redefining premium inner-city living and commercial vibrancy.
The project was completed three months ahead of schedule in September 2025 – a testament to collaborative excellence.
A true mixed-use development has a gross floor area of 42,000m² and offers:
- 289 residences from Level 09 to Level 37, including six luxury penthouses.
- Eight levels of commercial office space.
- Ground-floor retail designed to activate the streetscape.
- Plaza-level community facilities for residents.
- 175 secure above-ground carparks.
This $200 million development by AUTA Group, constructed by Synergy Construct, stands 120 metres tall, making it Adelaide’s fourth-tallest building. Over 90% of apartments were sold prior to completion, reflecting strong demand for high-quality CBD living.
RCP’s Adelaide team of Natasha Kousvos, Tom Dalrymple and Richard Little played a pivotal role in navigating the complexities of the development.
VTA’s architecture blends heritage sensitivity with contemporary flair. The façade combines feature brick, precast and glass elements, accented by perforated aluminium ‘dragon scale’ screening and a striking aluminium/glass curtain wall on lower levels. Behind the bold exterior is a feat of engineering involving 14,000 cubic metres of concrete and 1,620 tonnes of steel. These details underscore the scale and complexity of the project while delivering a high-end, detailed finish that sets a new benchmark for mixed-use developments in Adelaide.
Environmental initiatives are integrated throughout, ensuring sustainability complements style. Retail and commercial spaces are seamlessly incorporated, adding vibrancy to this high-density precinct.
Delivering a project of this scale in Adelaide’s CBD required meticulous planning:

- Retention of neighbouring properties and preservation of heritage walls, honouring the site’s historical significance.
- Extensive pre-inspections to ensure quality and compliance.
The team coordinated stakeholders, managed risk, and implemented robust sequencing strategies to overcome the challenges of a constrained CBD site and heritage retention requirements. By maintaining clear communication and proactive problem-solving, RCP saw the building achieve its ambitious design and quality standards and delivered ahead of schedule.
