In August 2013, RCP (through its South Australian subsidiary) was engaged by Common Ground Adelaide Limited to provide project management services for all project phases to deliver a 52 unit low income apartment building located in the Adelaide CBD. The project was funded by both public grants and private sector donation on the premise of an aggressive 16 month program from initiation to 90% tenant occupancy. In response, RCP recommended a novated design and construct and GMP procurement model for the main works contract, with early works contracts and several concurrent separable contracts. The project was delivered ahead of schedule and significantly under budget with all project design and quality objectives satisfied. RCP’s scope of services included:
- engagement of the consultant team
- development of a master project program and monthly detailed programs
- preparation of a pre-commencement report assessing the key documents, processes, and project requirements necessary to achieve a successful project outcome
- preparation of a procurement report assessing the different scope packages, timing of delivery, and contract method for each package
- chairing design meetings and workshops
- chairing value management workshops
- tendering all contracts
- contract superintendent including certification of milestones and practical completion
- preparation of monthly progress reports which monitor the status of the project and compliance with the relevant project documentation
- preparation of funding milestone reports to funding bodies and stakeholders as required by various funding agreements
- monthly certification of consultant and contractor progress claims
- preparation of a detailed handover report and program assessing the key documents, process and requirements necessary to achieve successful handover
